In our search for historic Sicilian homes, we occasionally encounter properties registered as A/5. But what exactly does "ultra-economic housing" mean, and why is this category considered almost "extinct" from a regulatory standpoint today?
What identifies Category A/5?
Born in the post-war period, the A/5 category identified real estate units with minimal finishes and, often, lacking private bathrooms or basic systems. These were the humblest dwellings in historic centers or rural areas, frequently consisting of a single room (the classic ground-floor "monovano").
The Current Paradox
Today, almost no property can truly be considered an A/5 for a simple reason: health and hygiene regulations. For a property to be habitable today, it must meet minimum requirements (indoor bathroom, ventilation, certified systems) that the A/5 category, by definition, did not provide. For this reason, the Revenue Agency has ruled these categories as "obsolete." If an old A/5 is renovated today, the category must necessarily be updated (usually to A/3 or A/2).
Why pay attention to A/5 in villas and estates?
