1. They know everything about the house, but ask no "inconvenient" questions
Real estate tourists love aesthetics. You will see them commenting on the furniture layout, the wall colors, or the beauty of the garden. The warning sign: They will never ask you about condominium management costs, the condition of the systems, urban planning compliance, or solar orientation. Someone who really wants to buy asks technical—sometimes even boring—questions because they are evaluating an investment, not a movie set.
2. They want to see the house immediately, but are in no rush to buy
Curious people often call saying: "I'm in the area, can I stop by to see the house in half an hour?" This indicates a total lack of planning. The paradox: When you ask about their timeline for moving during the viewing, the answer is vague: "Oh, we're in no rush, we're just looking at what the market has to offer, maybe we’ll talk about it next year." A motivated buyer schedules viewings in advance and has a clear deadline (an expiring lease, a job transfer, or a pre-approved mortgage).
3. They arrive with an "army" of relatives (on the first visit)
Seeing a potential buyer show up at the first appointment with parents, parents-in-law, children, and their surveyor friend might seem like a great sign. In reality, it is often the opposite. The dynamic: Those who are truly ready to spend hundreds of thousands of euros make a first selection alone or as a couple. Only if the property passes the first test and they are ready to make an offer do they bring "advisors" or technicians for a second inspection. A group visit on the first showing almost always turns into a Sunday outing.
4. The budget taboo: "We'll worry about that"
This is the most powerful filter. If you try to ask if they have already spoken with a bank about a potential mortgage, the real estate tourist will deflect the conversation. Typical responses are: "Yeah, well, the bank isn't a problem" or "First we find the house, then we'll think about the money." The reality: Today, no concrete buyer enters the market without knowing their spending capacity to the cent. Anyone visiting a house without knowing if the bank will grant them credit is just doing a virtual simulation at the expense of your time.
5. They constantly compare it with other properties (but never decide)
During the viewing, the curious visitor will do nothing but tell you about how many other houses they have seen in your area, highlighting the prices and defects of each: "We saw a villa in Ragusa that cost less, but the garden was small..." The diagnosis: The real estate tourist suffers from the "eternal researcher syndrome." For them, searching has become a hobby. They will never buy your home because they are afraid that a better one will hit the market the next day.
