Even before looking at listings, it is important to understand what we are really looking for.
A young couple might need a well-connected area and a second bedroom to turn into a study.
A family might prioritize larger spaces, separate bedrooms, balconies, or a garden.
Someone who works from home might consider a quiet room to use as an office indispensable.
Those looking for a second home, on the other hand, might prefer a location near the sea, a terrace, or an outdoor space.
The right home, therefore, is not the same for everyone.

Square meters do not tell the whole story

When looking for a property, one of the first things we look at is the surface area. But 100 square meters can be very different from one another. What matters is the layout of the rooms, the presence of corridors, the brightness, the exposure, the position of the windows, and the possibility of truly using every space. A smaller apartment that is well-organized can be more functional than a larger property with an impractical layout. This is why it is important not to stop at the number of square meters.

The area matters as much as the home

We can find a wonderful apartment, but if the location does not suit our needs, over time it could become an unsatisfactory choice. How long does it take us to commute to work? Are there schools nearby? Are supermarkets and services easily accessible? Is the area well-connected? Do we prefer living downtown or having more tranquility? These are simple questions, but they can completely change your choice. In the territory of Catania, for example, needs can lead toward very different solutions: living in the city, choosing the coast between Aci Castello, Acireale, Riposto, and Mascali, or moving toward the municipalities around Mount Etna in search of tranquility, outdoor spaces, and a more direct relationship with nature.

A home must adapt to your life

A fairly common mistake is looking for a home thinking only about what we need today. But buying a property is often a choice destined to last for many years. And so it is worth asking: Will this home still be suitable in five or ten years? A family might grow. Working from home might become necessary. The needs of elderly family members might change. Or we might simply desire more space. Thinking about the future as well allows you to make a more conscious choice.

New or to be renovated?

This, too, is a very personal choice. A home ready to be lived in certainly offers greater immediacy. A home to be renovated, on the other hand, can allow you to customize the rooms according to your tastes and needs. However, you must carefully evaluate intervention costs, timelines, and potential technical issues. A lower purchase price does not always necessarily mean spending less. Before deciding, therefore, it is important to have a comprehensive picture of the investment.

The budget must be realistic

The home we like must also be a home we can afford. In addition to the property price, all other expenses related to the purchase must be considered: taxes, notary fees, any mortgage, real estate agency fees, renovation work, furniture, and other necessary expenses. Having a realistic budget from the beginning helps you focus on homes that are truly compatible with your means. And above all, it prevents you from falling in love with a home that is economically unsustainable.

Do not look for a perfect home

A small imperfection does not necessarily mean a property is not suitable. Perhaps the bathroom is not exactly as you imagined it. Perhaps the kitchen needs to be updated. Perhaps that particular detail you saw in your dream home is missing. The question to ask yourself is another: Can what I don't like be modified? If the answer is yes, it might be worth looking past the initial impression. A floor can be replaced. A wall can be repainted. A kitchen can be renovated. Spaces can be rethought. Location, however, cannot be changed.

And then there is that feeling hard to explain

There are homes that look perfect on paper and yet, once visited, transmit nothing to us. And then there are properties that might have some flaws, but as soon as we walk in we think: “I could live here.” It is a feeling hard to translate into numbers. But when a home manages to make us imagine our life inside it, we have probably found something worth exploring further.

The right home is the one that tells your way of living

There is no ideal home for everyone. Some dream of an apartment in the city center. Some desire a villa with a garden. Some want to see the sea from their terrace. Some prefer waking up looking at Mount Etna. Some look for a home to renovate and completely transform. And some simply want a quiet place where they can build their daily routine. The right home doesn't have to be perfect. It has to be right for you.
